New lease offer in Eddy County — need help evaluating terms

I received a lease offer this week from a landman I don't recognize. They're offering what seems like standard terms but I want to make sure I understand the post-production cost language in Exhibit A before I sign anything. Has anyone dealt with this operator in Eddy County recently?
